Oliver Construction Update

In the month of November, the Henry K. Oliver Project celebrated a significant milestone in the topping-off ceremony with the last steel beam being hoisted up into the building. The steel erection scope is now almost complete with final bolt connections and welds being finalized. Concrete decks have been poured in the lower floors of the east side of the building addition. The team is now working on tarping off and setting up temporary heating in that section of the addition in preparation for interior scopes of work. Additional work includes drainage connections at the intersection of Short and Oak Street.

Structural steel and steel decking erection is ongoing on the east side of the new addition. Grade beams are being poured at the West end. In the existing building, window openings are being prepped for window installation. The building’s foundation and waterproofing have now been completed.

The team has now formed and poured concrete spread footings at the southern part of the new addition. Steel and metal decking have been delivered onsite and are being erected and installed throughout the site with the help of a crane. This will be an ongoing activity throughout the next couple of months. Construction has now moved its way into the existing building with the installation of floor-leveling material and preparations for window installations.

The team continues to form and place concrete footings between the existing and new buildings. Foundation walls are being waterproofed, followed by install of foundation drainage and topped off with crushed stone. Underground plumbing installation is ongoing within the new concrete mat slab. The Learning Stairs are being formed and poured as the team works their way up to the existing building.

Placement of concrete foundation walls continues along the building perimeter. Existing utilities have been run across Haverhill Street and connected to the project site. Elevator shaft installation is nearly complete. 

Concrete mat slab placement is now complete. Rebar installation for the foundation walls and spread footings has started along with the CMU elevator shaft installation. Utility work has commenced onsite. The next step for the team is to prepare foundation walls for concrete pour.

Soil excavation to its final depth has been completed throughout each section. Rebar installation has begun in the center section on top of the mud mat. Mud mat placement has occurred on the West side. Rebar installation has begun on the West side. Formwork is ongoing in the center section to prepare for the next concrete pour on 4/8. Excavation for site utilities has begun on the front side of the project site.

The Henry K. Oliver Project in Lawrence achieved a significant milestone on Saturday, March 11th with the placement (concrete pour) of the first section of the building’s mat slab. The mat slab is a 4-foot thick, reinforced concrete placement located 18’ below grade, serving as the foundation for the Oliver School’s new 5-story addition. The first placement was roughly 10,000 sqft, utilizing 1,360 cubic yards of concrete delivered on site by 125 concrete trucks. Logistics was the biggest challenge for the project, ensuring that the number of trucks could get in and out of the required locations safely and within the necessary timeframes. The placement was planned for Saturday to ensure the project’s sole use of multiple concrete plants and to avoid traffic impacts to the surrounding community. 

In the drone video shown above, you can see the beginning of the mat slab placement, which used three remote-controlled pump trucks with over 150 feet of reach to place the concrete in layers throughout the slab’s footprint. In the video you will also see the reinforcing rebar, which are steel rods that serves to strengthen the concrete and helping it resist cracking. Over 280,000 lbs. of rebar were installed for this first placement. The wooden structures seen within the rebar are to form plumbing trenches within the mat slab.

Excavation to its final depth on the West side has continued along with trucking of soil offsite. Rebar has been placed along with concrete forms on the East side in preparation of pouring concrete. Another base layer of concrete has been placed in the center in preparation for rebar to be formed in the center of the pit and proper waterproofing installation is also ongoing.

There has been continued excavation of soils to reach the final depth for the building's proposed basement and continued bracing for support of excavation. A base concrete layer has been poured on the East side and additional preparations are being made for the pouring of the slab and foundation walls.

There was continued removal and transportation of excavated soils and continued work to the bracing support for excavation. Subgrade preparation for concrete has started on the East side of the site along with installation of plywood for the concrete pour.

Construction has begun on our new building, and crews have installed dewatering risers at the perimeter of the site. Horizontal bracing for SOE was also installed, with excavation down to the second cut.
