Oliver Construction Update

Interior finishes throughout the building are complete. Interior punch list items are being finalized. HVAC equipment startups and testing and balancing have commenced. Curtainwalls at the main entrances have been installed and glazed. Final site work scope and exterior building punch list items are underway.

The kitchen equipment installation and tie-ins are now complete and are awaiting a final cleaning and startup. The granite cheek wall installation at each of the building's existing entrances is now 90% complete. The existing building entrances are being prepped for curtain wall units to be installed. The roofing crew is wrapping up the roof parapet flashing at the existing buildings. Site work operations have resumed as all interior finishes continue to progress towards completion.

The brick veneer installation is now complete, and the site crew has begun granite cheek wall installation at each of the building's existing entrances. Door hardware installation is now 90% completed, and all interior finishes are continuing to progress closer to completion. The elevator has been installed within the building and is awaiting finishes, adjustments, and inspection. The last curtain wall has been completed, and the roof parapet flashing work has resumed.

Installation of windows is now complete. Curtainwall installation is 95% complete and metal panel installation is 90% complete. Interior, mechanical, electrical, plumbing, and sprinkler finishes are ongoing throughout the building. Door and hardware installation has now begun. The kitchen and servery equipment are on-site and have been set in place. Gym equipment has now been installed. Elevator installation is set to be completed in early Spring.

The exterior metal paneling system installation is approaching completion along with the framing and drywall of the existing wings. Install of finishes is ongoing throughout the building which includes casework, wall and ceiling tile, and classroom flooring. The basketball hoops have been placed in the main gym with final connections being completed. Epoxy flooring has been placed in the kitchen area and the elevator contractor has begun to install the elevator rails and car within the elevator shaft. Installation of doors and hardware will begin shortly after framing and drywall is complete within the building.

Temporary heating is fully in place and functioning throughout the entire building for the winter season. The exterior terracotta paneling installation is now complete. The brick veneer installation and metal paneling installation are close to being complete. The window and curtain wall installation are ongoing along with the framing and drywall installation within the existing building. The framing and drywall installation within the new building is now complete. All other finishes are ongoing throughout the entirety of the building. The rough installation of the mechanical and electrical systems is complete, and the binder pavement has been placed on Oak Street.

Exterior installations this month include window and curtainwalls, brick veneer, terracotta and metal paneling, drainage trench system, and curbing along Oak Street. Interior installations include continued framing and drywall throughout the new and existing building, ceramic and porcelain tile, ceiling grid and ceiling tile, millwork, and casework placements. Additionally, light fixtures, devices, and cover plates are being installed on the upper floors of the building, and primer coating and finish painting are ongoing.

Ongoing work includes the installation of windows and curtainwalls, exterior brick veneer, terracotta and metal paneling, interior framing and drywall, ceiling grids for classrooms, and ceramic and porcelain tiling. Light fixtures have started to be delivered and installed on the project site. All electrical systems are now ready for permanent power turn-on. The interior window trim and sills have been advanced. The recharge drainage system of the Southern courtyard has been installed, and classroom casework has started to be placed throughout the building.

The installation of exterior brick veneer, salvaged granite, exterior terracotta and metal paneling, and windows and curtainwalls are all ongoing. The team is also continuing to install ceiling grid framing, interior window trim and sills, ceramic wall and floor tile, interior partition drywall and finish, and first coat primer painting. Installation of the new roof system on the existing buildings has been progressing to ensure it is watertight. Installation of light fixtures has also begun and the main feeder cables from the main electrical room are being run throughout the building.

Ongoing work includes the exterior brick veneer installation, window and curtainwall installation, terracotta mounting system and insulation, the interior framing and drywall installation, and the installation of MEP systems throughout the building. Painting has begun on the third floor. The repointing of the existing building has been completed and the punch list has now been created. Piping and duct connections have been made to the roof top units and the kitchen hood, freezer, and cooler units have been set in place.

The window and curtainwall, brick veneer, and terracotta paneling system installation are all ongoing, along with the repointing of the existing masonry. The drywall installation is close to completion on the 3rd floor and will begin soon on the 4th floor. The rough installation of the fire sprinkler system has continued on the 4th floor and has now begun on the 2nd floor. The roof top units and the emergency generator have been set in place, the stormwater and sewer building tie-ins are now completed.

The exterior sheathing of the building is now 95% complete. Rough fire sprinkler installation has been completed on the 3rd floor and has started on the 4th floor. Drywall installation has started within the interior of the building, and repointing of the existing building's masonry has begun. Ongoing activities include window and curtain-wall installation, brick veneer installation, terracotta panel system mounting, interior partition and soffit framing, mechanical and electrical utility installation, and site work with building utility tie-ins.

The installation of the exterior framing, sheathing, and air vapor barrier surrounding the building has continued and is getting closer to completion. Roofing installation has also progressed, and mechanical, electrical, and plumbing work continues on all floors throughout the interior of the building. The interior framing within the third and fourth floors has been completed and continues throughout the rest of the building. Beginning work this month includes the installation of brick veneer, terracotta panel support system, and setting of the switchgear system.

The slab-on-grade placements within the existing building are now complete, along with the majority of the lower-level slab-on-grade placements. The progress of the exterior sheathing and air vapor barrier surrounding the building and windows continues as well. Roofing installation has begun alongside the efforts for the mechanical, electrical, and plumbing work throughout all building floors. Within the existing building, penetrations have been made and lintels have been added for mechanical, electrical, and plumbing conduit. Utility tie-ins progress from Short Street to serve the new building.

Installation of the exterior sheathing and air vapor barrier has continued on the East side of the new addition and is progressing towards the West. Additional slab-on-grade concrete placements have also occurred and are tracking to be completed in April. The lower level of the new addition has received crushed stone in preparation for pouring the concrete floor base. Installation of overhead mechanical, electrical, and plumbing equipment has also continued throughout all floors of the new addition. The underground utilities and floor of the existing building have been backfilled, and the floor insulation is now being installed on top of it.

The team continues to install framing and sheathing on the east side of the building addition progressing toward the west side along the exterior. Concrete placements continue throughout the new addition and are on track to be complete early this Spring. Installation of rough overhead mechanical, plumbing and electrical equipment continues throughout the new addition along with fireproofing at steel beams. In the existing building, excavation has been completed for the underground utilities and backfilling of these areas has begun.

Cold winter days won't stop the hardworking men and women on site at the new Henry K. Oliver Educational Complex in Lawrence, MA. SMMA joined in the celebration at a special topping off event for the Lawrence community and construction team as the final structural beam was placed for the City’s new K-8 facility.

Steel erection is now complete on site. Final moment and beam connections are now being completed. The project crane has been dismantled and loaded off-site. Slab on deck concrete pours have continued throughout the building. The construction team is working on tarping and heating the building in preparation for the winter. Framing and sheathing work has also begun on the east side of the addition. In the existing building, plumbing lines are being laid out. The project team continues to keep site safety a priority through the winter season and through snowstorms.

On November 29th, the Henry K Oliver construction team celebrated the Topping Off Ceremony, a milestone celebrating the last piece of steel being erected on the new school. The team was accompanied by the Oliver School Building Committee, students and school leaders, local elected officials, the MSBA, and Mayor Brian A. DePeña. This milestone recognizes the hard work of the construction workers and serves as a symbol of teamwork and achievement for this construction project.  Please see the attached PDF for the drone footage of the event.

In the month of November, the Henry K. Oliver Project celebrated a significant milestone in the topping-off ceremony with the last steel beam being hoisted up into the building. The steel erection scope is now almost complete with final bolt connections and welds being finalized. Concrete decks have been poured in the lower floors of the east side of the building addition. The team is now working on tarping off and setting up temporary heating in that section of the addition in preparation for interior scopes of work. Additional work includes drainage connections at the intersection of Short and Oak Street.
